Thinking about building with oak? Whether you’re planning an oak extension, garage, garden room or full oak framed house, it’s natural to have questions before you begin.

1. Does green oak move over time?

Yes — and it is part of what makes traditional oak framing so effective.

Green oak is freshly sawn and installed while it still has a high moisture content. As it dries naturally, it shrinks, settles and may develop surface cracks known as shakes or checks. These are normal and do not affect the structural integrity of the frame.

A well-designed oak frame is made with this movement in mind. Traditional mortise-and-tenon joints, secured with oak pegs, can tighten as the timber dries. This is one reason green oak has been used in structural framing for centuries.

Movement does need to be considered when specifying glazing, finishes, cladding and insulation, especially on enclosed oak frame extensions and houses. It’s important to work with a trusted oak framer who will think about all these things and ensure the finished product is perfect!

2. What is the difference between green oak and air-dried oak?

Green oak is freshly cut and ideal for large structural oak frames. It is strong, workable and well-suited to traditional joinery, including mortise-and-tenon joints and oak pegging.

Air-dried oak has been left to season naturally for a longer period, making it more stable and reducing the amount of future movement. It is often used for frames where greater stability is required.

Many oak frame projects use both. Green oak is commonly used for the main structural frame, while air-dried oak may be used in areas where movement needs to be more carefully controlled.

3. Do oak frames need planning permission or building regulations approval?

It depends on the project.

Some smaller oak buildings, such as garages, porches or garden structures, may fall under permitted development, provided they meet the relevant size, height, location and use rules. However, planning rules can change depending on the property, location and whether the site is in a conservation area, National Park, Area of Outstanding Natural Beauty or within the grounds of a listed building.

Building Regulations are separate from planning permission. If your oak frame forms part of a habitable extension, annex or house, it will usually need to comply with Building Regulations covering structure, insulation, fire safety, ventilation, glazing and foundations.

For larger or enclosed oak projects, structural calculations are usually required to confirm the frame, foundations and connections are suitable.

4. Can oak frames be insulated with SIPs or modern building systems?

Yes. Oak framing can work well with modern insulation systems, including SIPs, timber insulation panels and encapsulation systems.

With an oak house or extension, the structural oak frame is often wrapped externally with an insulated envelope. This allows the oak to remain visible internally while helping the building meet modern standards for warmth, airtightness and energy efficiency.

The key is allowing for oak movement. The insulation, wall build-up, roof structure and glazing details must be designed so the oak can dry and settle without causing gaps, cracking or pressure on fixed elements.

This is why oak frame design should be coordinated early with your architect, structural engineer, builder and frame manufacturer.

5. How does glazing work with a moving oak frame?

Glazing must be detailed carefully around green oak.

Because oak naturally shrinks and moves as it dries, glass should not be fixed rigidly into the frame in a way that prevents movement. Specialist glazing details, flexible tapes, capping systems and suitable tolerances are used to help keep the building weathertight while allowing the oak to settle.

This is especially important for oak orangeries, conservatories, glazed gables and large oak frame extensions. The glazing system should be specified for the frame, not treated as an afterthought.
