Compared with a conventional brick and block home, is an oak framed house cheaper to build? The honest answer is: not usually on frame cost alone. An exposed oak frame is a premium construction choice, valued for its craftsmanship, character and longevity. However, when the oak frame is combined with a fast, insulated enclosure system, such as SIPs, the overall build can become more predictable, quicker to make weathertight and more efficient to run.

For self-builders, the real comparison is not simply “oak versus brick”. It is the total cost of the completed home, including foundations, structural frame, external envelope, insulation, roofing, windows, services, labour, site preliminaries, programme length and long-term energy performance.

Oak Frame vs Brick and Block: Typical UK Cost Benchmarks

As a broad UK guide, a conventional brick and block self-build commonly falls somewhere around £1,800 to £3,000+ per m², depending on region, design complexity, specification and build route. A full turnkey oak frame home is more likely to sit around £2,200 to £3,500+ per m², with higher-end projects exceeding this where there is extensive glazing, complex roof geometry or a premium internal specification.

For the oak frame itself, a frame-only package will often be around £800 to £1,200 per m². This usually covers the design, engineering, manufacture, delivery and erection of the oak structure. If the oak frame is supplied with an insulated encapsulation package, such as SIPs or another high-performance enclosure, a realistic early-stage benchmark is often around £1,400 to £1,800 per m² for the frame and shell package, before the full fit-out.

A standard timber frame can sometimes be cheaper than brick and block, especially where speed reduces labour and site preliminary costs. Oak frame is different. It is generally more expensive than standard softwood timber frame or basic masonry, because the visible green oak structure is a crafted architectural feature as well as a structural system.

A useful rule of thumb is that an oak framed home may cost around 10% to 20% more than a comparable brick and block house. The premium reflects the bespoke design, specialist carpentry, large-section oak beams, exposed trusses and the visual value of the finished frame.

Where Oak Frame Can Save Time

One of the biggest advantages of oak frame construction is speed on site. The frame is designed and manufactured off site, then delivered ready for erection. This means the main structure can go up quickly once the foundations are ready.

That speed matters because time on site costs money. Scaffolding, welfare, plant hire, project management, insurance, site security and labour all increase the longer a build remains open to the weather.

Structural Timber Association research comparing timber frame with masonry has shown meaningful programme benefits. One STA-backed comparison of a two-bedroom terraced affordable home found timber frame construction to be eight weeks quicker than masonry, with timber taking 41 weeks compared with 49 weeks for masonry. The same study reported an overall cost saving of 19.5% compared with brick and block in that specific model.

These figures should not be applied directly to every oak frame self-build, because an oak framed home is usually more bespoke than a standard affordable housing unit. However, the principle is still relevant: off-site manufacture and faster erection can reduce programme risk and allow follow-on trades to start earlier.

Why the Enclosure System Matters

An oak frame is not the same as a conventional stud wall timber frame. In many oak framed houses, the oak structure provides the main visible frame, while a separate insulated envelope wraps around it. This envelope has a major effect on cost, speed and thermal performance.

There are two common approaches:

Traditional insulated timber frame infill or encapsulation uses studs, sheathing, insulation, membranes, battens and internal lining. It can be cost-effective and flexible, but performance depends heavily on installation quality. Gaps in insulation, thermal bridging and air leakage can all reduce real-world efficiency.

Pre-manufactured SIPs, or Structural Insulated Panels, combine structure and insulation in a factory-made panel. SIPs are often used with oak frames because they create a fast, rigid, airtight and highly insulated shell around the oak structure. They can be installed quickly, help the building become weathertight sooner and reduce the risk of site workmanship affecting insulation continuity.

SIPs usually cost more than a basic open-panel timber frame, but they can deliver better airtightness, fewer cold bridges and a slimmer wall build-up for a given U-value. For self-builders, the decision often comes down to whether the priority is lowest initial shell cost or a faster, more predictable high-performance envelope.

Wall Thickness and U-Values

Modern oak framed homes still need to meet Building Regulations for energy performance. The oak frame provides the structure and character, but the wall, roof and floor build-ups must be designed to achieve the required U-values.

A U-value measures how quickly heat passes through a building element. The lower the U-value, the better the insulation performance. In England, the notional external wall U-value for new dwellings is commonly 0.18 W/m²K, although the final requirement depends on the whole-house SAP assessment.

Depending on insulation type and thickness, this kind of build-up may achieve around 0.18 W/m²K or better. A higher-performance specification can reach around 0.15 W/m²K or lower.

SIPs can achieve similar or better U-values with a more integrated panel. Typical SIP wall panels range from around 100 mm to 225 mm thick, with thicker panels capable of reaching very low U-values. A 225 mm SIP panel build-up may achieve around 0.11 W/m²K, depending on the full wall construction, linings, cavities and finishes.

For oak framed house projects, this is important because the oak can remain visible internally while the external envelope does the thermal work. The result is a home that combines traditional craftsmanship with modern energy performance.

Is Brick Cheaper Than Oak Frame?

For a straightforward comparison of initial build cost, brick and block will often be cheaper than a full exposed oak framed house. Brick and block construction uses familiar trades, standard materials and a well-established supply chain. For a simple house design, this can keep the upfront cost lower.

However, brick and block is slower and more weather-dependent. Masonry is built course by course on site, and progress can be affected by rain, frost, labour availability and drying times. A brick outer skin can also be used with an oak frame or SIP enclosure, so choosing oak does not mean giving up a traditional external appearance.

Oak frame becomes particularly attractive when the client values:

+ vaulted ceilings and feature trusses
+ long-term character and craftsmanship
+ a fast route to a weathertight shell
+ high thermal performance with SIPs or insulated encapsulation
+ a more sustainable, natural structural material

The cheapest house to build is rarely an oak framed house. But the best-value home is not always the cheapest. For many self-builders, oak frame offers a balance of beauty, durability, speed and performance that brick and block cannot easily replicate.

Mortgages and Insurance for Oak Framed Houses

Modern oak framed houses are widely accepted by mortgage lenders and insurers when they are properly designed, engineered and built to current standards. The key is to ensure the project has suitable structural calculations, Building Regulations approval, a recognised warranty where required and a clear specification for the external envelope.

Oak is also highly durable when detailed correctly. Large-section oak performs differently from light timber sections in fire. It chars on the outside, which can help protect the inner core for a period of time. This is one reason oak has been used in substantial buildings for centuries.

As with any self-build, lenders and insurers will want confidence in the design, construction method, warranty position and long-term maintenance. A brick-clad oak frame or SIP-enclosed oak frame may feel more familiar to some lenders than an unusual or experimental construction method.

An oak frame house is usually not cheaper than a standard brick and block house on a simple pound-per-square-metre basis. A realistic expectation is that a complete oak framed home may cost around 10% to 20% more than a comparable conventional build.

However, oak frame can offer savings and value in other ways. The frame is manufactured off site, erected quickly and can be paired with SIPs to create a fast, insulated, weathertight shell. This can reduce time on site, improve cost predictability and help the finished home achieve excellent energy performance.
